1. Purpose of this disclaimer
Estate Atlas provides global real estate market intelligence, including cross-country comparisons, yield and price data, charts, heat maps, and trend analysis (the "Data"). This disclaimer explains the basis on which we provide the Data and the limits of what it can be relied on for. It forms part of our Terms of Service.
2. Our sources and methodology
Where we hold live data for a market, it is drawn from official government sources, central banks, national statistics offices, and international institutions such as the World Bank and IMF. Some Data — including asking prices, asking rents, and yields derived from them — comes from property listing portals rather than official records, and reflects what properties are advertised at rather than what they transact at. We label listing-derived figures as such.
The underlying sources publish on different schedules, use different definitions and methodologies, and may revise figures after publication. As a result, Data may be presented with a time lag, may be standardised for cross-country comparison, and may differ from figures published elsewhere.
We are building market coverage progressively. Not every market shown on the Platform is backed by live data yet. Markets without live data display clearly-labelled illustrative figures, which are placeholders and must not be relied on. Markets with live data are marked accordingly.
Our composite indicators, including the Estate Atlas Score, are our own calculations rather than an industry standard, and some are currently provisional — calculated from a subset of their intended inputs. The scope, weightings, and known gaps of the Estate Atlas Score are set out in full in the Score Methodology page within the Platform.
3. Informational purposes only: not advice
The Data is provided for general informational purposes only. It does not constitute, and must not be relied on as:
- financial or investment advice;
- a recommendation, offer, or solicitation to buy, sell, or hold any property, security, or financial product;
- legal, tax, accounting, valuation, or other professional advice; or
- a guarantee of any outcome, return, or yield.
Estate Atlas does not take into account your personal objectives, financial situation, or needs.
4. No warranty of accuracy or completeness
Real estate markets are dynamic and the Data depends on third-party sources outside our control. To the maximum extent permitted by law, we make no warranties or representations that the Data is accurate, complete, current, reliable, or fit for any particular purpose. We are not responsible for errors or omissions in third-party source data.
5. Your responsibility
You are solely responsible for how you use the Data. Before making any decision, you should:
- conduct your own independent research and due diligence;
- verify figures against primary sources; and
- obtain advice from a qualified, licensed professional (such as a financial adviser, lawyer, accountant, or valuer) in the relevant jurisdiction.
Any reliance you place on the Data is at your own risk.
6. Forward-looking information
Some Data may include estimates, projections, or trend indicators. These are inherently uncertain, are not promises of future performance, and may prove inaccurate. Past performance is not a reliable indicator of future results.
7. Limitation of liability
To the maximum extent permitted by law, Estate Atlas is not liable for any loss or damage, including any investment, trading, or business loss, arising from your use of or reliance on the Data. This is subject to the limitations and consumer-law provisions in our Terms of Service, and does not exclude any rights you have under mandatory consumer protection laws, including the Australian Consumer Law.

We may update this disclaimer to reflect changes in our methodology, sources, or applicable law. Check the "Last updated" date above for the latest version.
